Two Paths to Mineral Ownership

The Same Process. One Additional Layer of Coordination.

Texas State Royalties works with two primary types of buyers. The fundamental acreage acquisition process is the same for both — the 1031 path simply involves additional coordination with your Qualified Intermediary and professional advisors.

Direct Buyers

Individuals using available capital to purchase producing oil and gas acreage.

1031 Exchange Buyers

Individuals who may be seeking a qualifying replacement property after selling real estate.

How the 1031 Process Works

From Conversation to Closing

01

Start With a Conversation

We begin by understanding your exchange situation, approximate purchase budget, objectives and timeline — including your approximate exchange amount, timing, desired acreage acquisition.

02

Coordinate With Your Qualified Intermediary

If you are completing a 1031 exchange, your Qualified Intermediary is an important part of the process. We work alongside your QI so the acquisition process can be coordinated with the requirements of your exchange. Your QI remains responsible for administering the exchange.

03

We Source the Acreage Opportunity

We draw on direct industry contacts to source an opportunity that may fit your objectives. The opportunity must meet our core acquisition criteria before we present it to you.

04

We Walk You Through the Opportunity

We walk you through the available information — including location, production history, revenue history, operator, ownership documentation and purchase price.

05

Purchase and Ownership

After closing, the buyer owns the mineral interest associated with the acreage and receives applicable royalty payments directly from the oil and gas operator. Not us.

Coordinate with your QI

We work directly with your Qualified Intermediary to align the acquisition timeline with your exchange requirements.

45-day identification window

We help you move efficiently so you can identify qualifying acreage interests within your identification period.

180-day closing window

We facilitate the acquisition process to help you close within the exchange period.

Qualified Intermediary

Your qualified intermediary will guide your specific circumstances. We handle the acreage sourcing and acquisition.

Important Disclosure
